OBJECTIVE

Our objective in marketing your property is to sell it for the highest price possible within a reasonable amount of  time and with the least inconvenience to you.

We have developed five successful strategies for achieving this objective in today's residential real estate market: 1. Comprehensive property evaluation, 2. Effective preparation, 3. Maximum exposure, 4. Skillful negotiation and 5. Successful close of escrow.

 

PROPERTY EVALUATION

The following section includes an evaluation of your property.  We will also discuss financing as an important factor affecting market value.

 

PREPARATION

We market and sell many residential properties each year and are aware of features which attract buyers.  As a result, we can recommend improvements which will enhance the marketability of your property.  Often such changes can be made with little or no expense.  Appointments to view your property, whenever possible, will be confirmed with you well in advance, giving you the opportunity to show your property to its best advantage.

     

EXPOSURE

Many sellers believe that classified advertising is the best way to introduce their property to buyers.  However, statistics show that only a small percentage of residential property is sold in this manner, thus, we have also developed many other ways to attract qualified buyers including our Buyers' Media Room where buyers are shown, via computer, photos and information on all listings in their price range. 

 

PHOTO BROCHURE

We prepare an attractive brochure to distribute to our own salespeople, other brokers specializing in similar properties including our associates in the international network and prospective buyers.  This brochure includes one or more colored photographs of your property, highlights of important features and a description of available financing, if appropriate. 

 

MULTIPLE LISTING SERVICE

Information about your property will be included in the Multiple Listing Book of currently available properties.  Your listing will also be reciprocated to other Boards of Realtors' Multiple Listing Services which service similar types of properties and customers.  These publications are widely used by the brokerage community and will result in maximum exposure for your property.

 

COOPERATION WITH OTHER BROKERS

During the first two weeks of the listing period, other brokers in the community will be invited to tour your property.  We cooperate with other brokers and this event gives us an opportunity to introduce your property to these brokers.  We believe that cooperation with all brokers serves your best interest in finding a buyer for your property. 

 

 

PROSPECTING

Our fellow associates keep track of potential buyers and maintain an ongoing relationship  with former clients.  In addition, we are continually in touch with our relocation service, corporations, executive search firms.  All of these activities produce an excellent source of prospects for your property. 

 

STATUS REPORTS

We will provide you with periodic status reports, including buyer reactions to your property.  These reports will give us an opportunity to continually evaluate our marketing strategy.  Reassessments and changes in strategy are made when deemed necessary.

 

INTERNAL REFERRAL NETWORK

Because we are a fully-diversified company, we can offer our sales people and clients the benefits of the synergism which exists within our company.  Weekly sales meetings are held and attended by nearly all our associates.  At these meetings, new listings are presented and discussed, ideas for marketing are shared and your property is previewed by us following this meeting.  This gives our agents the opportunity to immediately refer to their client banks and call these potential buyers immediately to set up showing appointments.

 

NEGOTIATIONS

When offers are presented, we will be present to advise you, help you obtain the best possible price and terms and develop a clear and binding contract.  Only a few buyers today pay all cash for properties.  Making sure that buyers are qualified and knowledgeable about available financing alternatives are of the utmost importance in negotiating a successful sale.  Through many years experience in real estate sales, we are well-trained in these matters and will be able to answer questions which may arise.

 

CLOSE OF ESCROW

Many details must be attended to before a sale becomes final and closes escrow, including inspections, loan papers, contingency removals, insurance and escrow details.  We will carefully follow through on all of these matters to keep everything proceeding on schedule.
